Apasov & Sons LLC.
Weverit is a service of Apasov & Sons LLC, a New York limited liability company based in New York, NY. References to "we" or "Weverit" mean Apasov & Sons LLC. You can reach us at apasovav@gmail.com.
Public-records reporting. Not legal advice.
Weverit aggregates public records about New York City buildings — open HPD violations, complaints, crime statistics, parking infractions, school zoning, lot data, and similar — and presents them as a plain-English report. The data comes from city, state, and federal datasets that anyone can read.
Reports are an information tool, not a recommendation, opinion, or rating of any landlord, building, or neighborhood. We do not pre-qualify, screen, or score landlords. We do not provide legal, financial, real-estate, or any other professional advice.
Public records can be wrong, stale, or missing rows that should be there. Treat the report as a starting point, not the last word. Verify anything important against primary sources before making a housing decision.
Don't break the service or use it to harm people.
You agree not to:
- Scrape, crawl, or otherwise mass-extract data from the service.
- Run automated bulk queries, traffic-amplification, or denial-of-service tools against us.
- Reverse-engineer, decompile, or attempt to derive the source code, model weights, or proprietary logic of the service.
- Use Weverit reports to discriminate against any person on the basis of race, color, religion, national origin, sex, sexual orientation, gender identity, disability, family status, age, source of income, or any other class protected under the New York City Human Rights Law, the New York State Human Rights Law, or federal fair-housing law (including the Fair Housing Act).
- Redistribute, resell, or republish reports as a substitute service.
Provided "as is."
The service and the reports are provided as is and as available, without warranty of any kind, express or implied. We make no warranty of accuracy, completeness, currency, merchantability, fitness for a particular purpose, or non-infringement.
NYC public records are an imperfect ground truth. Datasets are updated on different schedules; some have known reporting gaps; some are entered by hand and contain typos. We do our best to fetch the freshest data, but we cannot promise that what you see is what is currently true on the ground. Always verify with primary sources before signing a lease, suing a landlord, or making any decision that matters.
What we owe you if something goes wrong.
To the maximum extent permitted by law, Apasov & Sons LLC is not liable for any direct, indirect, incidental, special, consequential, exemplary, or punitive damages arising from or relating to your use of the service — including but not limited to lost profits, lost savings, loss of data, business interruption, reliance damages, or harm caused by acting on a report.
If a court finds us liable despite the above, our total cumulative liability to you for all claims arising from the service is capped at the greater of (a) the amount you paid us in the twelve (12) months before the claim arose, or (b) one hundred U.S. dollars ($100). For users of the free service, the amount paid is $0; the $100 floor is the cap.
Some jurisdictions do not allow the exclusion of certain warranties or limitation of liability, so portions of this section may not apply to you.
Free for everyone. No payments processed.
The service offers full building reports at no charge. We do not collect payment information and no financial transactions occur through the site. If paid premium features are introduced later, terms describing pricing, refund policy, taxes, and the payment processor will be added here before any charge is made.
Public records belong to the public. Our prose and brand do not.
The Weverit name, logo, branding, layout, original editorial content (articles, summaries, prose verdicts), and the structured presentation of reports are the property of Apasov & Sons LLC. You may not copy, republish, or use them in a way that suggests endorsement.
The underlying public records — HPD violations, 311 complaints, NYPD CompStat data, NYC PLUTO, and similar — are public-domain or subject to the original publisher's terms (typically NYC Open Data). We do not claim ownership of those records. We provide structured access to them.
We can decline service.
We reserve the right to refuse, suspend, or terminate access to the service for anyone who violates these terms or whose use harms the service or other users.
We update; the effective date moves.
We may update these terms from time to time. The effective date at the top of this page reflects the latest version. Material changes will be reflected in a clearly visible update; continued use of the service after a change means you accept the updated terms.
New York State.
These terms and any dispute arising from your use of the service are governed by the laws of the State of New York, without regard to its conflict-of-laws principles. You and Apasov & Sons LLC agree that the state and federal courts located in New York County, New York, have exclusive jurisdiction over any dispute, except where applicable law mandates otherwise.
